The Sales Process
You will provide specific showing instructions to our agent so we know if any times are inconvenient for you to show the home if it is still occupied. We know and understand that there are times which showing your home will be disturbing to you, so we start with making sure that the process does not become a frustrating for you.
Here is a list of what you can expect from the time you retain our firm to represent you to market and sell your home:
- Your home will be properly entered into the Multiple Listing Services
- Professional photos will be taken of your home
- Create print and internet ad
- Prepare marketing and contact list
- Order “Just listed” postcards
- Drop off Property Brochures
- Submit ads to company’s participating internet real estate sites
- Prepare flyers and feedback faxes
- Notify company of it’s entirety of the new listing
- Notify the real estate community of new listing
- Email campaigns
- Hot Sheet faxes
- Broker’s Tour
- Call Network of top agents
- Advise Network Referral Program of listing
- Provide marketing data to buyers coming through our international relocation networks
- Provide marketing data to our other referral networks
- Reprint and resupply property brochures as needed
- Prices changes advised if need to client
- Quickly notify/convey all price changes to all internet groups
- Loan information reviewed and updated in MLS as required
- Review and updated of weekly showings
- Discuss feedback from showings and comments
- Receive and review all offers on the property
- Evaluate offer (s) and review “net sheet” on each for comparison purposes
- Contact buyer’s agent to review buyer’s qualifications and discuss offer
- Confirm buyer is qualified to buy your home
- Prepare and convey any counteroffers, acceptance or amendments to the buyer’s agent
- Change MLS to “pending”
- Track the loan process to ensure we are on track
- Coordinate home inspection
- Coordinate appraisal
- Follow up with appraiser once complete
- Coordinate closing
- Discuss closing with all parties involved to ensure a smooth process
